Tenant Selection Qualifying Criteria
Application Fee: $35.00 for anyone over the age of 18. The fee is Non-Refundable.Age: All occupants over the age of 18 must complete an application and any minors must be staying with legal guardian.
Identification: Only a Valid State or Government issued Identification will be accepted. Required for anyone over the age of 18.
Credit: A credit history report will be conducted. (Additional deposit may be required with unacceptable credit history.)
Criminal History: A federal, state, and local criminal search will be conducted to determine an applicant’s eligibility. All persons with arrests, convictions, or deferred judgements may be approved with owner’s approval.
Income/Employment: Required monthly income is generally 3 times the monthly market rent. Paystubs, earning statements, bank statements, or employment offers are acceptable proof of employment. Housing assistance can be used in calculating the required monthly income.
Rental History: Acceptable rental history may be rental or mortgage history. A minimum of 12 months’ rental history must be provided. (People who do not have acceptable rental history may require a guarantor.)
Occupants: The number of occupants is governed by State and local statues.
Privacy Policy: All information on any applicant or tenant is confidential and the information will only be released to a requesting Law Enforcement Agency upon receiving identification from the agency in person or by written authorization from tenant.
If applying for a property managed by Dolce Vita Property Management Group, you will receive a copy of this document. Once application is approved, a security deposit will be collected within 24 hours, and lease signed at that time, which can be dated to start up to 14 days after the deposit has been paid. Rent will begin as of the date on the lease. Should you choose not to take the unit or move in within the agreed upon time, the Security Deposit is Not Refundable under any circumstances.
